Minutes from June 17th, 2024 Meeting

Monday, June 17, 2024

Annual meeting was held at W Abram St. in the Herman Boswell Property Management’s building in Arlington, Texas.

Attending was Charlotte Anderson, Sheri Swaine, Stephen Lewis, Vanessa Espinoza and Edwardo Aragona Ill.

The meeting was called to order at 7:02 PM by Stephen Lewis and the second was made by Vanessa

We discussed lawn service. It was determined that the current lawn service was not properly carrying out their duties. The suggestion was made to obtain more trash cans in hopes that the homeowners would use them instead of leaving trash on the ground.

There is still a traffic problem. Some streets have an excessive amount of cars parking on both sides of the street making driving a hazard. We are going to look into speed bumps and see if that is affordable and a solution.

There are fences that homeowners need to replace. We will be addressing those.

Once the lawn service company is changed we will look into making the entrances more attractive.

We have an excessive number of delinquent accounts. We voted to proceed with legal procedures with an attorney and even foreclosure if necessary. The voted was all present in agreement.

June 17th 2024 Meeting

Monday, June 17th at our office at 1125 W Abram St. We will start around 6:30.

We will be discussing the late payers that have resulted in hiring an attorney to help collect funds owed..We will look at the financials.

I hope to have a bid for security gates to present to everyone. We will talk about the creek and the issues that it presents.

Looking forward to a great meeting and better attendance.

  • When walking your dog, please keep the animal on a leash. Be prepared to pick up behind your animal.

Always Be Alert!

There has been an incident where an unknown person backed into someone’s driveway for the purpose of entering the property without consent. Because the Homeowner was home, the person left immediately. We don’t have a good description of the person or the vehicle because it happened so fast. The person was very bold to think no one was home because there were no vehicles in the driveway.  Just be aware of any suspicious activity.

Yard Care

(January 2, 2024) Winter lawn service needs attention to weeds, and flower beds. The removal of dead trees and dead shrubs. Leaves need to be mulched or raked and bagged. Tidy up preparing for spring.

 

(March 29, 2024) It is time to remove all dead trees and shrubs. Even with all of the rain the first mowing should have already happened. It is time to treat the weeds. Keeping our lawns manicured and nicely kept is part of home ownership.

 

(July 16th, 2024) Summer lawn service needs attention to weeds, flower beds, dead bushes and trees. Please make sure all weeds, dead bushes and trees are properly removed and bagged.

Minutes from June 29, 2023 Meeting

Start Time: 7:00pm

The meeting began promptly at 7:00 P.M. and there were 7 people in attendance including two Board officers and 2 employees of HBPM.

 

We discussed the outstanding dues. We have hired a law firm to take over the delinquent dues. Certified letters have already gone out giving those homeowners a deadline to bring their dues current. Another letter will be going out to negotiate past due late fees.

 

We want to maintain the creek. It is much cheaper to keep the creek cleaned up as it is to let it go and have more work to clean it up again. The contractor has  been hired to clean up behind Splendor Ct. The heat and the rain may have slowed their progress. We did discuss security gates again. We talked about having only one entrance and three exits. I will get some prices in the fall. But we also have to take into consideration the maintenance of security gates. People do abuse them and there are expenses to maintain and repair them. It would be great to not have to deal without the unfortunate traffic from the neighboring apartments.

 

The expenses for 2022 as well as 2023 year to date are available with these minutes. You missed out on great conversation and drinks and cookies. We hope to see you at the next meeting.
